Residential Design & Construction
These are some of the many advisory conversations that can be had -> -> ->Â
The Building Design
Do you know that when construction begins, you almost exhaust all the options you have for reducing costs, improving functionality, opportunities to add value and so on? Think about your needs as against your wants? How do you separate these? How do you design to a cost in a value adding way? Do you integrate your landscape design with the house design? All the choices of designing to a cost, meeting your budget, quality and time targets are only available during the design stage. Indeed, many creative solutions are available – architects and designers may not consider, builders may not disclose despite their expertise – only an independent person can advice you on strategies. Â
Pre-construction and pre-purchase
An hour or two of refined thoughts may help save years of worry! Why not get professional advice …? Do consult at your leisure.
Add Value and not Cost
Where do you put your money on? is it on your windows, flooring, in toilets or in your gardens? How can you manage this process? What other cost savings can you think about? Do you think, you should take over part of the work? What problems would come up? Consult a person who has the experience and expertise.Â
Manage Build - During Construction
Many think signing a good builder is a recipe for success when getting their dream home build. This is far from the truth. Talk to an experienced professional to understand potential pitfalls, problems, and opportunities, and seek independent advice that matter
Insurance Claims
Often many do not understand how to take out an insurance policy during construction and after construction is over, and what to include. From time to time many issues come up and it is worth knowing what loss and damage can be covered and how to go about.Â
Building on Sloping Land
Opportunities galore but only if one knows the hidden secrets of building on such land. Seek good advice before it is too late from a professional who has an engineering, architectural, landscape design, construction and project management expertise – one who could come up with creative solutions with costs in mind.Â
Manage Project - from Concept to Completion
Projects go through number of stages just as when planning a holiday. Opportunities for better designs, opportunities for adding value and minimising costs all exist before construction begins.
Many think that they know about construction but it is a highly complex process despite the simplicity of the build although saddled with problems and pitfalls – with contractual agreements, with payments, delays, extra work costs, poor communication and indeed with construction quality.Â
Then there are issues that come up when the build is over. Are you ready to deal with these?
Do so before it is too late!Â
Seek advice from someone who has done it before and has the experience and expertise to provide independent advice.
Manage Project - After Completion!
Many issues come up during the defects liability period., and also after this period ends. Timely resolution of these issues are critical. In Queensland, Australia, it may be necessary to submit claims to QBCC under the Home Warranty insurance scheme. Know how to, when, and what can be claimed before time expires.Â
